Who can live at Hale Haukani?
Students, staff, and faculty members of the University of Hawaiʻi at Mānoa campus (UHM).
What utilities are included in my rent?
All utilities, including Internet, are included in the rent installment, but for electricity we cover 60% of the resident's bill while you pay 40%.
How close to the UH Mānoa campus are you?
We're about a 3 minute walk to campus!
What is the cost?
Please visit the Floor Plans page or call us for our current rates. All utilities are included in the rental price - electric cap, and there are no premiums i.e. base rent remains the same no matter which floor level you are on, or which direction your unit faces.
When is my first payment due?
The first payment is due one month prior to your move-in month.
If I pay in full, do I get a discount?
Hale Haukani does not offer discounts for rent paid in full. However, prepayment gives you the peace of mind knowing that your account is in good standing at all times!
Is parking available?
What types of leases are available?
We offer 12 installment leases.
Our future term starts August 17, 2026 to July 31, 2027.
Are the apartments furnished?
All our apartments come fully furnished and furniture selections may vary/change.
Can additional furniture be brought into the apartment?
All our apartment comes fully furnished. We recommend not bringing your own furniture since space is limited.
Please note that you are not allowed to remove any of the furniture provided by the property out of the unit.
Do you allow pets?
We do not allow pets.
Are there laundry facilities?
Yes, there are community laundry spaces on-site.
Will the apartments have air conditioning (AC)?
Our apartments are not air-conditioned. The apartments include ceiling fans in the bedroom(s) and living room.
What is the square footage of the apartments?
Studios range from 262-289 square feet, two bedrooms range from 466-540 square feet, three bedrooms are 694 square feet, and four bedrooms range from 754-762 square feet.
What are the occupancy limits per room?
Except for families with children under the age of 18, the maximum number of residents permitted to live in an apartment shall not exceed the number of bedrooms plus one, nor shall occupancy exceed the maximum allowed by local law. All occupants (except children of occupants under the age of 18) must provide proof of graduate student status at the University of Hawaiʻi at Mānoa (UHM).
Signed a lease but did not get accepted to the University?
With verification we will offer you a no hassle lease cancellation. Contact our office for more details.
Are fees refundable?
All application and administrative fees are non-refundable as long as space is available for a prospective resident. If a pre-payment of rent or other non-application based fees are paid, then this money will be refunded. Please note that a refund could take anywhere from 60-90 days to process.
Do I need a guarantor?
Yes. All agreements are required to have a guarantor. If an approved guarantor cannot be obtained, Greystar will accept a prepayment of one installment.
Will you send me a bill for each installment?
We do not send any invoices, but for your convenience, you can use our online resident portal to check your balance at any time. The front page of your agreement dictates exactly when each payment is due.
How are roommates matched?
Roommates can be matched in a couple different ways -- either you tell us who you want to live with, or if you don't have roommates in mind, we are happy to do the matching for you! We use the information that you and your potential roommates fill out on your roommate matching cards to pair you up. Although we cannot guarantee a perfect match, you can rest assured that we do try to find the best match possible. Roommates are paired on a first come, first serve basis.
Can I pay my bill with a credit card? Is there an extra charge?
Great news! We have a feature that lets you pay online. View your balance, submit electronic checks, or pay with a Visa, MasterCard, or Discover from any computer. You can even submit maintenance requests. Just log onto our website and click the "Resident's" tab and then click the "Pay Rent" link. This will take you to our resident portal. There is a convenience charge for this service.
Who manages Hale Haukani?
Hale Haukani is an independently owned and managed graduate student and faculty housing on the University of Hawaii Manoa campus. The property is owned by CHF-Manoa, LLC. and managed by Greystar Student Living.
Can I sublet my apartment/bed space?
We do not allow subletting; however, we do allow agreement reassignments. Please contact the office to learn more about this process and how to complete it accurately. A reassignment fee will apply.
Is there laundry onsite?
Yes, there is a laundry room on the second floor of each building.
Will we need renter's insurance?
Yes, all residents are required to carry $100,000 in liability insurance. You’re welcome to obtain your own policy, or you may use our recommended insurance provider.
I want to room with my friend(s), how would I make sure we are in the same unit?
There are multiple ways you can do this.
Option 1: One person applies first and in the Roommates tab go to "Would you like to invite roommates to join your group?" > Yes > and put in their information. Once you've completed your application it will send them a link
Option 2: Under the Roommates tab in the Special Considerations or Preferences box state that you want to room with them and add their first and last name. Each applicant will have to put each other names in that box.
Option 3: Simply call us at (808)272-8154 or email [email protected] and we can note it on our end!
Please note that our rooms are first come first serve. If in the case one of your roommate preference does not submit an application or sign their lease on time we may not be able to room them with you.
I want to share the same bedroom or entire unit with my friend or partner. How would I put that on the application?
In the People tab in the application under PEOPLE LIVING WITH YOU, that's where you would input their information. Once you've completed your application, it will send the co-applicant their portion to apply.
What is the move in date?
August 17, 2026
Can I move in earlier?
Yes, you can however you will need to pay a prorated amount plus your first installment.
Is the first installment prorated since I move in during the middle of the month?
What needs to be done before I move in?
1. Paid your first installment and if applicable security deposit
Please note that there is 4.5% HAWAII GET Tax charged on each installment. 2. Signed up for renter's liability insurance 3. Signed the bedroom addendum
How do I know if I need to pay a security deposit?
If you signed a lease without a guarantor or co-applicant you will need to pay the security deposit equaling to one month’s rent.
How can I pay rent?
PAY BY DEBIT OR CREDIT CARD
If you would like to use a debit card/credit card, please visit the RESIDENT tab at www.HaleHaukani.com. This payment website is available 24 hours a day. You can also access this site from your smartphone or tablet.
SET UP ONLINE PAYMENTS
Many residents take advantage of their banking institution’s online services. Please make sure you set your payment dates accordingly. You can also set up your banking information through your Resident Portal and pay directly through your bank account. It is FREE to utilize this option, all you need is your routing and account number.
- Accepted Card Types: Amex, Discover, VISA, JCB, UnionPay
- Convenience fees are applied by the Resident Portal (3rd party company), not by Hale Haukani
We accept checks and money orders in the office or through the mail. Please make sure your name, building, apartment number, and bedroom are clearly marked on your check or money order. Payments should be made payable to Hale Haukani.
I don't see a balance on the Resident Portal. Do I still pay?
Yes. When you log in to your Resident Portal, your balance will initially show $0.00. You’re welcome to make an advance payment to add a credit to your account. Once the system posts charges on your move in date for rent and any deposit, that credit will automatically be applied.
Is there a late fee?
A $50 late fee will be assessed on any unpaid balance at 11:59 PM on the 3rd of each month. Late fees will be strictly enforced.
What is needed at check-in?
- ID (Valid U.S. or foreign passport/State-issued driver’s license or identification card/Permanent Resident Card (Green Card)/Military ID/Government-issued photo ID)
Would I be able to order items to be delivered prior to move in?
Unfortunately not. You’re welcome to have items delivered to the apartment, but the delivery date must be scheduled for after your move-in. Any mail/packages arrived prior to the move in date will be returned to sender.

Are bedrooms first come first serve or do we have a room assignment?
You will receive a room assignment. You’ll be notified of your bedroom assignment closer to your move-in date, and this information will be sent to you via email. Please note that while we do our best to accommodate your preferences, we cannot guarantee specific placements.
I have a car/moped. Where can I get parking?
Onsite parking at Hale Haukani is not available. Residents will need to apply for permit parking through UHM Commuter Services: https://manoa.hawaii.edu/commuter/. Please contact them for more information. If permits are no longer being offered, it will be your responsibility to secure your own parking arrangements.
I have a scooter/bike. Where can I store it?
We offer bike storage in the building at no additional charge. You're also welcome to keep your bike or scooter in your bedroom. If you have roommates and they’re okay with it, you may also store it in the shared living space.
Do you offer on-site storage?
We do not offer any on-site storage. You can contact nearby storage companies nearby.
Can I have my parents or someone else pick up my keys for me?
Yes. Please email us their first and last name ([email protected]). We will also be checking their ID at move in.
Where is the laundry room located?
They are located on the second floor of each tower. You can download the WASH app to track your laundry cycle and pay online.
How can I receive DoorDash or Uber Eats deliveries?
Please use the apartment complex address when placing your order. You’ll need to meet the delivery driver on the ground floor upon their arrival. We cannot give them access to your apartment or the elevators for security purposes.
Liability Insurance
Personal liability insurance is required before move in is permitted. If you do not yet have your policy, you are welcome to use any insurance provider you would like, but we recommend utilizing our partners as they have our requirements defaulted and are fast, easy and affordable.
Option 1: POL (Point of Lease)
This option comes as an email invitation to the Resident from Assurant insurance. It’s billed through your account with us each month.
Option 2: Another 3rd Party Insurer
Maybe your parents have coverage through their homeowner’s policy, or maybe there’s an old family friend you would like to purchase a policy through. All that works, too! However the requirement listed below must be completed and documents submitted to us to show proof of coverage in order to pick up keys and move in.
Requirements for Renter’s Insurance are:
- Insured name matches Primary Resident’s name on the lease and any additional co-applicant if applicable.
- Insured address: 2570 Dole Street, Honolulu, Hawaii 96822
- Personal Liability Coverage of at least $100,000
- Policy effective date is on or before your Lease start date
- Interested Party (also knows as the Party of interest or Additional Interest) is listed:

Can I know my roommates information?
When do I start paying the new rent amount?
On the first day of your new lease.
What is a "renewal?"
Are you loving it here and can't imagine leaving at the end of your lease? By signing a renewal, you get to extend your stay in your community.
Can I request different roommates?
We want you to be comfortable here, and we will do everything we can to accommodate your roommate requests.
If I renew, will my guarantor have to sign again?
Yes, your guarantor will have to sign again for your new lease.
I'm graduating in December, can I still renew?
Contact the office for details on the options available to you.
If I renew, do I have to move out then move back in?
When you renew and choose to stay in your current bedroom/apartment, you are not required to move.
I just moved in, is it too early to renew?
Renewing now will provide the most benefit to you. By signing your renewal lease early, you will secure your space for next year.
How do I renew?
We know how busy you are, so we have made the process as quick and easy as possible. Renewing is as easy as "1, 2, 3!" Just following these steps:
1. Open your renewal email from us.
2. Review the terms, and click "Accept"
3. Follow the prompts to sign the new lease agreement.
